Planning Drawings vs Building Regulations Drawings in the UK

Two different decisions

Planning considers whether a proposal is acceptable under the applicable planning system. Building Regulations address whether regulated building work meets the relevant technical requirements. A project can need one, both or a different route depending on the work and location. Receiving planning permission does not itself approve the construction details.

What planning drawings communicate

For a house alteration, the planning stage commonly needs a clear account of the existing property and the proposed change: site and location information, floor plans, elevations and sections where relevant. The exact validation list and supporting documents depend on the authority and proposal. A drawing suitable for discussing the external massing or layout does not necessarily describe foundations, structural members, insulation or junctions in sufficient detail for construction.

What technical drawings add

The technical stage develops dimensions, assemblies and specifications and coordinates the design with information from a structural engineer and other specialists where required. Depending on scope, it may address fire safety, stairs, drainage, ventilation, energy performance, structure and access. These are project-specific design matters. No standard drawing list covers every house or approval route.

When to commission each stage

Begin with existing information and feasibility if the design itself is uncertain. Once the preferred proposal and likely planning route are understood, agree the planning package and submission responsibilities. Progress technical drawings when the design and survey information support them; this may overlap with planning work by agreement, but carries a different scope and risk if the design changes. Ask each provider whether authority fees, application administration, engineer design and revisions are included.

Questions for your quotation

Which drawings will I receive, at what scale and in what format? Are existing conditions verified by survey? Which approvals or applications will you prepare or submit? Who appoints the engineer and building control provider? How many design revisions are allowed? What is excluded from the fixed fee? A written answer prevents a “drawing package” from sounding broader than it is.
